Living in Thornhill

Thornhill sits in York Region, just north of Toronto, and is home to one of the largest and most established Iranian communities in Canada. It straddles two cities — west of Yonge Street is part of the City of Vaughan, east of Yonge is part of the City of Markham. The Bathurst & Centre area and the Yonge corridor are packed with Persian groceries, bakeries, restaurants and services. This guide walks you through everything you need to settle in.

Why Thornhill

Canada's largest and most established Iranian community with a full range of Farsi-speaking services, strong and family-favoured schools, a calm suburban family feel, and easy access to Toronto's job market. Many Persian families choose Thornhill for exactly that mix — a big community, good schools and access to Toronto. The trade-off: housing is pricier than the outer suburbs, so take your housing budget seriously from day one.

Neighbourhoods

Bathurst & Centre — the heart of the Iranian community, full of groceries, bakeries and Farsi services; best if you want to be near everything. Yonge & Steeles up to Major Mackenzie — the main corridor with apartment towers and good bus access. The Vaughan side — Thornhill Woods — newer, more house-oriented, calm and family-friendly. The Markham side (east of Yonge) — a mix of houses and condos, close to Markham services. Mostly suburban and family-oriented.

Rent & cost of living

Thornhill is usually pricier than the outer parts of York Region, because the large Iranian community, strong schools and proximity to Toronto keep demand high. Prices shift constantly, so check live listings (rentals.ca, PadMapper, Facebook Marketplace, and Farsi rental groups) rather than a fixed figure. Read Ontario's official tenant-rights page so you know what a landlord can and can't ask for.

Getting around

Thornhill is more car-oriented than downtown Toronto, but it does have transit: YRT (York Region Transit) and Viva bus rapid transit cover the area, and GO Transit is good for commuting downtown. The Toronto subway (Line 1) reaches into North York (Finch station), where you connect by bus to Thornhill. Get a PRESTO card for all of it. By car, Yonge, Bathurst and Highways 404 and 407 are the main routes (busy at rush hour).

OHIP & a family doctor

Register for the Ontario health card (OHIP) as soon as you arrive. The former 3-month waiting period was eliminated in 2020, so coverage can start sooner — but apply right away. Finding a family doctor can take time; until you do, use a walk-in clinic or call Health811 (24/7 health advice).

Persian groceries & services

Thornhill is one of Canada's most concentrated Iranian communities, so Persian groceries (fresh bread, produce, halal meat), bakeries, restaurants, salons and Farsi-speaking accounting and immigration offices are abundant — especially along Bathurst and Centre and up Yonge Street. Schools & Farsi for kids

Thornhill's public schools are run by the York Region District School Board (YRDSB) and the York Catholic board (YCDSB); the strong schools are a major draw for Iranian families. Enrolment is based on your home address, so check the catchment school before you rent.
