Why West Vancouver
Prestige, BC's top-rated public schools, a spectacular North Shore setting (ocean, mountains and forest side by side), and an established Iranian presence that has lived in Ambleside and Dundarave for years. The beach, the Centennial Seawalk, parks and Cypress ski area are all close. The main trade-off is clear: very high cost (the British Properties is among the most expensive real estate in Canada) and heavy car dependence. Take your housing budget seriously from day one.
Neighbourhoods
Ambleside — the walkable, seaside heart of West Van, with a main street of cafés and shops, the waterfront promenade and decent bus access; best for lower-car living. Dundarave — a cosy, walkable seaside village just west of Ambleside, calm and scenic. British Properties — luxury hillside living with big homes and views, but fully car-dependent. Horseshoe Bay — the western-most fishing village and the BC Ferries terminal to Vancouver Island and the Sunshine Coast.
Rent & cost of living
West Vancouver is among the most expensive places to live in Canada; both buying and renting usually run higher than the rest of the North Shore and much of Vancouver. Apartments are concentrated in Ambleside and Dundarave, while detached and luxury homes dominate the British Properties. Prices shift constantly, so check live listings (rentals.ca, PadMapper, Facebook Marketplace, and Farsi rental groups) rather than a fixed figure. Note: in BC the security deposit is capped at half a month's rent.

Getting around
The North Shore has no SkyTrain, so getting around is mostly by bus or car. West Vancouver runs its own municipal transit, the Blue Bus — one of Canada's oldest bus services — which, together with TransLink buses, covers the area and connects over the Lions Gate Bridge to downtown Vancouver and across to North Van. Get a Compass card for both. It's a car-oriented area; the Lions Gate Bridge and Highway 1 (Upper Levels) are the main routes and get heavy at rush hour. For Vancouver Island, BC Ferries sail from Horseshoe Bay.

MSP & a family doctor
Register for the BC health card (MSP) as soon as you arrive; coverage starts after a waiting period, so private interim insurance for the first weeks is wise. Family doctors are scarce in BC — until you find one, use a walk-in clinic or call 8-1-1 (24/7 nurse line).

Persian groceries & services
Thanks to the established Iranian community on the North Shore, Persian groceries (fresh bread, produce, halal meat), bakeries, restaurants, salons and Farsi-speaking accounting and immigration offices are within reach — some in West Vancouver itself (especially around Ambleside) and the rest in neighbouring North Vancouver, just minutes away.
